How do I secure a property? – To secure a property, you will need to complete an application form, provide the relevant proof of identification and complete a GDPR form.
What happens when you receive my application? – We send your application form to our independent referencing company who will complete all references and credit checks. Once this stage has been completed, you are welcome to take over the property. Either on or before the tenancy start date, you will need to pay your first month rent and the deposit.
What if I am self-employed, a student, receiving housing benefit or have come from abroad? – self-employed applicants will be required to provide either their accountant details or proof of the last year’s self assessment forms. If you are a student over 18 years old, you will require a guarantor. If you receive any form of housing benefit, you will require a guarantor. If you are a foreign national, you will need to provide specific documents to prove you are allowed to rent in the UK
Do you accept pets? – No we do not accept pets in our properties under any circumstances.
What is provided in the property? – Every property comes unfurnished. We always supply a fridge and cooker, but some properties may also have a freezer and dishwasher provided.

What bills will I have to pay? – The tenant is responsible for all utility bills during the tenancy.
How long can I rent the property for? -Fig Tree Properties offer either a six month tenancy or a twelve month tenancy initially. Tenants are liable to pay the full rent each month for the initial time period the tenancy has been signed for. Tenants also have the opportunity to extend the tenancy after the initial period, should they so wish.
Who holds my deposit and will I get it back? – We hold the deposit throughout your tenancy. The deposit will be ‘protected’ with mydeposits.co.uk of which we are a member. The deposit will be returned within a reasonable timeframe of your departure from the property, providing that there are no rent arrears and the property has been returned in good clean condition with no damages. The deposit is returned with no interest payable.
Do I need contents insurance? – This is up to you to decide. Fig Tree Properties strongly recommend to all tenants to take out contents insurance, as it is not included in the rental. Fig Tree Properties will not be responsible for any damage to any of a tenant’s belongings for whatever reason, during a tenancy.
